Section size
This is the biggest factor. A small in-town lawn takes a fraction of the time of a large rural section or a lifestyle block, so pricing scales with area. It's also why "average" prices you see online can be misleading — they're usually based on a section size that may not match yours at all.
Access and terrain
A flat, open, easy-access lawn mows faster than one with steep banks, tight side accesses, lots of trees and garden beds to trim around, or gates that need opening and closing. Trickier terrain means more time on the mower and more hand-trimming, which affects price.
Growth rate and grass type
A lawn that's mowed regularly on a set schedule is quicker (and often cheaper per visit) than one that's grown out and needs a harder cut. Grass type matters too — some varieties grow faster and thicker than others and need more frequent attention through the warmer months.
How often you want it done
Regular scheduled mowing (weekly or fortnightly) is usually more cost-effective per visit than occasional one-off mows, since the lawn stays shorter and faster to cut. An overgrown lawn that's gotten away on you will typically cost more for that first "catch-up" mow.
